The open-home insight
Why ask buyers? They have to lie.
Every Saturday, agents work the room at open homes asking visitors what they think the place will go for. The answers are useless — almost everyone there is a buyer. Buyers are negotiating against the seller. They lie low.
REGA asks people who aren't buying. The 30-something across the road who'll never put in an offer but loves picking results. The retired uncle who's bought and sold five places and just enjoys watching. The mate who's keeping an eye on the suburb for a future move. None of them have a reason to lie. They want their guess to be the closest.
Methodology
Accuracy weighting, in plain English.
Every player has a track record. Each guess they've made gets compared to the actual sale price after auction, and they get a Brier-style accuracy score that follows them.
When we calculate the crowd estimate for a property, we weight every player's guess by their track record. A guesser who's been off by 12% on average counts less than someone who's been within 2%. Outliers get discarded. Anyone with a vested interest in the property — sellers, agents listing it, known buyers — is excluded.
Brand-new players don't count toward the estimate until they've built a track record. And the moment a previously-accurate player drops a wildly off guess to try to swing the number, they get heavily down-weighted — sometimes removed from future estimates entirely. Gaming the system is a one-shot move that costs you the rest of your account's influence.
The result is a number that's harder to game than a simple average and harder to fool than asking the room.

What we never share
Your guesses are yours.
Your individual guesses, your address, and anything that ties an identity to a guess stay private. Vendors and agents who pay for a property estimate see the aggregated, accuracy-weighted number — not who guessed what.
