Why it works for vendors
Buyers lie. Players don't have to.
Real estate agents already gather predictions — at the open home, at the auction. The problem is the source: those people are buyers, and buyers lie to lowball.
REGA's number comes from people without skin in the deal. The point of the game is accuracy, not negotiation. Add weighting by past track record and exclude anyone in the deal, and you get the cleanest read on what the market actually thinks your property is worth.
